A permit has been granted for a new four-story residential building at 1340 W Chestnut Street in Noble Square, marking a progression in the Residences of St. Boniface development. This project represents the second phase of The Boniface Church’s renovation and conversion into apartments. When completed, this development will be next door to the church.
The Residences at St Boniface embraces the history and architectural significance of the original church. However, this phase introduces a contemporary approach to living in a modern building. The residences will offer 3 and 4 bedroom configurations, floor-to-ceiling windows, and southern exposures overlooking Eckhart Park. Exclusive outdoor spaces are planned for each unit, with some penthouse units planned to have private rooftop decks.

Owned by ZSD Chestnut LLC, the development will include a basement, 20 dwelling units, and a parking garage with space for 25 vehicles. The project will adhere to the 2019 CBC code, constructed as a fully sprinklered type 3-A building.
Mark Sullivan is the architect for this project, while Direct Developer Services will manage the construction, which already has foundation permit #101020231 in place. ZSD Construction LLC is the designated general contractor, with Construction Service Associate serving as the expediter.
The project has a reported budget of $17,000,000. Up to now, a total of $38,694.23 in fees has been settled, covering building and zoning costs.
