A new residential permit has been approved for 3121 N Clybourn Avenue in Roscoe Village. This three-story development, set to replace a low-rise structure and an accompanying parking lot, represents the first of two planned condominium structures on the site, both developed by Bresani LLC. There will be no retail space, as the ground floors will be occupied for residential use.
Each of the mirroring structures will consist of six condominium units, with a total of 12 planned for the site. Future residents will also have access to private balconies and a rooftop amenity deck. 360 Design Studio is the architectural firm overseeing the design. As seen in elevation drawings, the buildings will be clad in a brick facade, stone accents, and gridded windows.
The two-part project will also yield a total of 12 parking spaces. Each residence will feature two bicycle parking spaces. Beyond the parking and bike storage, the location offers bus service for Routes 49 and 77 within a five-minute walk.
Platinum Homes Development has been appointed as the general contractor and is preparing to begin construction, which has been reported as $1,658,100 as per the filing. A permit for a second condominium building on the property, addressed at 3125 N Clybourn, is pending its own permit approval.
