A construction permit has been issued for a new residential development situated at 3050 N Greenview Avenue in Lake View. The four-story building, complete with a basement level, will host a total of three dwelling units. This construction replaces a three-story masonry and frame structure, with the owner listed as Jason Krnski.

The architect spearheading the project is Christopher Bremer. According to the submitted plans, the residential building will be a Type IIIA construction with features such as a rooftop deck and a stairway penthouse measuring 170 square feet. Additionally, open rear decks will span from the first to the fourth floors, with covered open rear terraces located on the first and third floors.

For vehicular parking, two off-alley spaces will be provided on a minimum 4″ thick concrete pad at the rear of the building. The plans also include a provision for three on-site bicycle parking spaces enclosed by a 6-foot high wooden structure.

Regarding public transit, the site enjoys access to several CTA bus routes such as 9 and X9 to the west and 77 to the north. Meanwhile, and the closest CTA L line stations are the Brown Line’s Paulina and Southport stops, each an 11-minute walk from the property.

The general contractor for this project is JEK Development LLC, a Glen Ellyn-based firm also responsible for masonry works. The total reported construction cost for this project stands at $1,500,000.
