A new residential development has received a permit at 1656 N Dayton Street in Lincoln Park. The project will be a three-story, three-unit masonry building with a basement and private roof deck. The listed owner of the project is Mateuz Bachula, whose plans will replace a former brick residence.
The architect of record is listed as 360 Design Studio. No drawings or renderings have been revealed, though the filing has indicated a masonry exterior.
Parking will be provided via a detached three-vehicle garage with its own roof deck. Nearest transit can be found for the CTA Red Line at North/Clybourn Station via a three-minute walk south, while the Brown Line at Sedgwick station is a 14-minute walk southeast. Bus service within close walking distance includes Routes 8, 9, and 72.
Bachula Development Inc will serve as the general contractor, with a reported construction cost of $768,300. A completion timetable has not been announced.

With 360 Design Studio is the architect of record, more of Chicago’s architectural character and a lovely building will be replaced by something bland, boxy and banal, based on their previous buildings noted on YIMBY.
Not sure about 360 Design Studio track record, but this one’s a loss. As someone who walks by here often, this will be a down densification for sure. The existing building has 2 apartment units, the replacement will almost certainly be a gigantic single family home.
With so much pushback about rising property taxes and such, shouldn’t we be talking more about how much de-densification costs Chicago? This loss in revenue to the city is felt by everyone.

Oh COME ON! This is freaking Dayton in Lincoln Park, one the most beautiful stretches of old homes. What douche bag tears this down and consults a firm like 360 Design Studio? I hate this city sometimes. You don’t see this in Boston and San Francisco but it’s rampant in Chicago. Classless, tasteless people.
