Construction permits have been issued for two new three-story modular residential buildings at 4706-08 S Marshfield Avenue in Back of the Yards. The owner of both projects is listed as Celadon Partners LLC, a Chicago-based real estate development firm that specializes in modular construction. The site of the projects was previously occupied by a vacant lot with an area of 2,407 square feet.
The two buildings will each contain three dwelling units with a total floor area of 3,402 square feet (1,134 square feet per floor). The buildings will be constructed on grade with foundations and site installation of previously permitted prototype modular units. The buildings will also feature new rear wood porches.
Closest bus service is just one block east at Ashland & 47th Street, with service for Routes 9, X9, and 47. CTA Orange Line service is somewhat accessible by foot, with Western Station located via a 24-minute walk southeast.
The cost of each project is estimated at $900,000 for each of the two new buildings, while Skender Construction LLC is serving as the general contractor. A completion date has not yet been indicated.
