A new permit has been issued for a three-story, three-unit residential building located at 1457 W Roscoe Street in the Lake View neighborhood. Developed by 1457 W Roscoe LLC, the masonry building will yield a FAR of 1.4 and come with features such as a roof deck and accompanying stair overrun, as well as three off-street parking spaces accessible via the public alley.

Michael S. Cox is the listed architect of record. The current elevation depicts an ornate, classically-styled facade with prominent cornices, limestone accents, Juliet and overhanging balconies, as well as a raised entryway to accommodate the partial basement.

The site lies amidst a range of transit options. The nearest north and southbound stops for Route 9 can be found at the intersection of Ashland & Roscoe via a three-minute walk west, while the CTA L’s Brown Line services Southport Station via a three-minute walk east.

The developer has enlisted Surf Development Corporation to serve as the general contractor, with the reported cost on the permit at $900,000. As of now, there has been no indication of an anticipated project timeline.

    This is a nice looking building. But I would like to please demand a turret to replace the old turret. Lol

    • Couldn’t agree more. The new building looks like a solid replacement but I demand a citywide turret-for-turret scheme!
