The atrium section has completed for the adaptive reuse office development at 1690 N Elston Avenue in West Town. The former 3-story masonry industrial building will be refurbished and retrofitted alongside the construction of a 10,000 square-foot addition and garage attached to the rear.
The developer Property Adventures Corp has planned for a total of 32,000 square feet across the first, second, and basement levels, with office tenant layouts available from 2,000 square feet up to 15,000 square feet.
Filoramo Talsma Architecture, also behind the pixel-like 1525 N Elston office development just to the north, is behind the design. The facade and timber loft interior of the existing building will be preserved, while the new sections will comprise of glass, steel, and concrete.
There will be 50 on-site parking spaces, as well as several nearby transportation options in addition to driving. Closest bus service can be found for Routes 9 and 72 at the intersection of North Ave & Elston, a four-minute walk southeast. Closest Blue Line service, meanwhile, is available at Division station via a 23-minute walk south. Closer rail transit can be found for the Metra via an eight-minute walk northwest to Clybourn station.
In addition to its role as developer, Property Adventures Corporation is also serving as the general contractor. Construction is yet to break ground on the remaining section, and anticipated completion date is currently known.
