Construction can be seen at the site of West Town‘s 1690 N Elston Avenue, where Property Adventures Corporation has planned a boutique office redevelopment of a former industrial building. This existing masonry structure will be renovated, while a new 10,000-square-foot addition will attach to its west-facing side.
At a total of 32,000 square feet, the project will provide Class A office space and 50 off-street parking spaces, tailoring to small- and mid-sized businesses. The overall layout spans three levels when including the basement, which will house additional office space and parking. Build-out opportunities range in size from 2,000 square feet up to full-floor configurations of more than 15,000 square feet.
The tan brick facade around the original edifice will be retained, while the new addition will be comprised of glass and steel. Filoramo Talsma Architecture is the project architect, whose work in the area also includes the completed 1525 N Elston Avenue.
While situated near I-90/94, the project site also offers several transit options within walking distance. Bus service is available for Routes 9 and 72 at the intersection of North Ave & Elston, a four-minute walk southeast. For rail transit, closest CTA L Blue Line service can be found via a 23-minute walk south to Division station, while the Metra is available via an eight-minute walk northwest to Clybourn station.
Property Adventures Corporation is also the acting general contractor, with the reported construction cost hovering around $1 million across all the issued permits. While the project website lists a completion date of early 2021, an updated timeline could not be discerned.
