Edith Spurlock Apartments Addition Tops Out in Lincoln Park

Structural work has topped out for a six-story addition to the Edith Spurlock Apartments complex in Lincoln Park. The new building at 2700 N Sheffield Avenue will sit between the two existing apartment buildings, which are also undergoing their own renovations as part of the project scope. The addition is been co-developed by the Chicago Housing Authority (CHA) and Pirhl.

The 2700 N Sheffield building is set to house 80 total residences, bringing the complex’s total to 485 apartments. Of these units, 50 will be designated as affordable under the CHA, while another 10 will be subsidized via other means, The remaining 20 units will be market rate.

While Edith Spurlock Apartments has and continues to cater toward senior residents, the latest building will be open to all ages. Layout sizes will range from one- to three-bedrooms, with private balconies in select listings.

The design by RATIO is anchored by brickwork around the base, while the upper levels are wrapped in a light rainscreen panel system and floor-to-ceiling windows. As can be seen from current construction photos, the aforementioned balconies will also serve as a major component to the frontage, with each balcony cantilevering over the sidewalk below.

Once all work is completed, there will be 50 parking spaces across all three buildings. There will also be storage space for 110 bikes, distributed across outdoor racks and an interior bike room. Public transit options can be found via a three-minute walk east, with the CTA L’s Diversey station offering service for the Brown and Purple Lines. Underneath this stations are bus stops for Route 76, while additional Route 8 stops can be found via an eight-minute walk northeast to Halsted & Diversey.

The construction is being carried out by Leopardo and Ujamaa Construction, at a reported cost of just over $35 million. Latest word is that all work for the two renovated buildings and the new construction is expected to wrap up by 2024.

  1. Now if only they’d develop the corner of Lincoln/Sheffield with a high-rise we’d be on to something significantly transformational. I’d even settle for a Portage Park six-corners senior living clone at this point.
