The charcoal metal exterior is coming to fruition for a new five-story condominium building located at 15 N Elizabeth Street in West Loop. The project has been planned by a three-party coalition of developers, consisting of Ranquist Development Group, Jodi Development, and Campbell Coyle. Collectively, this partnership has been listed as 15 N Elizabeth LLC in planning documents and permits. Prior to construction, the site was occupied by two adjacent brownstones.
This new structure will house a total of seven units, ranging from a two-bedroom units up to a five-bedroom penthouse. The lower five units will occupy floors one to three, while the penthouses (one four beds and the other five) will occupy the fourth and fifth floors as duplexes. As indicated on the marketing website, prices for two- and three-bedroom units begin at just under $800,000, while the four- and five-bedroom units are priced at just under $2 million.
Feature-wise, each condominium comes with 10-foot-high ceilings, floor-to-ceiling windows, wide-pain oak flooring, flat-panel Italian cabinetry, and Miele appliances. All units will have access to outdoor space in the form of either a balcony, terrace, or both. The first-floor unit will find stairs up to a rear second-floor terrace atop the garage. The penthouses will each have stair access up to an expansive private rooftop deck area.
The design of the structure is a collaboration between Seattle-based firms Miller Hull Partnership and Osterhaus McCarthy. With its corrugated metal paneling, the exterior deviates from the neighborhood’s ubiquitous use of brick. The frontage as seen from Elizabeth Street also includes cantilevered balconies, variably-spaced windows, and prominent yellow signage for the address.
On-site parking includes eight total spaces within the ground-level garage. Meanwhile, closest public bus transit can be found for Route 20 via a two-minute walk southwest to the Madison & Throop intersection. Also within walking distance are Routes 9 and X9 to the west and Route 126 to the south. CTA L transit is readily available for three different lines, with the Green and Pink Lines at Ashland station via an 11-minute walk northwest and the Blue Line at Racine station via an 11-minute walk south.
15 N Elizabeth LLC has also been listed as the general contractor. Dream Town Realty is the exclusive broker for the project, with only one unit remaining according to the project’s marketing website. A completion now appears likely for early 2022.
