A new construction permit has been issued for 830 N Marshfield Avenue in West Town, set to yield a new three-story residential building with three apartments. The owner, listed as The Alverna Group LLC, has planned for a basement level, a roof deck, a stairway rear open deck, an open porch, and a detached one-story, three-car garage with its own rooftop deck.
Ronald Vari of Vari Architects is the listed architect of record. No drawings or renderings have yet made publicly available, and it is unclear if the structure will be frame or masonry.
The site resides near several bus transit options. Closest stops for the Route 66 line are available via a two-minute walk southwest to Chicago & Paulina. Meanwhile, Routes 9 and X9 can be found at Ashland & Chicago via a three-minute walk southeast.
For CTA L service, the Blue Line at Division subway station is available via a 10-minute walk north, while the Pink and Green Lines at Ashland station is a 19-minute walk south.
As far as park space in the vicinity, Commercial Club Park is available via a five-minute walk west, while the larger Eckhart Park is an eight-minute walk east.
The $424,000 construction will be executed by Desmond Builders as the general contractor. The project will be replacing a three-story masonry building, for which demolition permits are currently processing. A full completion timeline is not yet known.
