Construction permits have been issued for a two-story residential building at 1833 W Berenice Avenue in North Center. Filed under owner Scott Stephen, the project will yield two total units, a rooftop deck, a basement, along with three on-site parking spaces. The new structure is set to replace a two-story frame residential building.

Samuel Pavlovcik is the architect of record. No drawings or renderings have yet been revealed, and it is unknown if the structure will be frame or masonry.

Nearest bus transit includes north and southbound stops for Route 50, which are located a five-minute walk southwest to the intersection of Damen & Grace. Further service in the vicinity comprises of Route 80 to the north, Route X9 to the northeast, Route 9 to the east, and Route 152 to the south. For rail service, those looking to board the Brown train will find Irving Park station located via a seven-minute walk north.

Park space within walking distance includes Filbert Playlot Park, Lakeview School Park, and Bell Plaine & Oakley Fountain Park. Various retail, dining, and entertainment options are also within reach via the N Lincoln Avenue and N Ashland Avenue corridors.

Treewright Construction Service is the general contractor for the $465,000 construction, whose completion date is not yet known.

  1. Is it for sure 1833 and not 1831? The property next door looks condemned and a tear down. But the address and image shows a fairly nice victorian

    • Hi Steven, we checked demolition permits, which indicated that the 1833 residence will be demolished. The demo permit also mentioned the removal of a frame structure
