Exterior Work Wraps up for 4750 N Winthrop Avenue in Uptown

Exterior work is nearing completion for a four-story apartment building known as “the Winnie,” located at 4750 N Winthrop Avenue in Uptown. Cedar St. Companies is behind the project, which will include 84 total units, 57 of which will be studios. While not indicated in the permits, the developer’s website mentions that there will also be 9,470 square feet of commercial space at ground level.

According to an article by Curbed, Cedar St. Companies purchased the former parking lot in 2015. An ordinance was later passed in 2019 to reclassify the property from a classification of RT-4 (Residential Two-Flat, Townhouse and Multi-Unit District) to B2-5 (Neighborhood Mixed-Use District), thereby allowing for the project to proceed.

MAP Strategies is the architect behind the design, whose facade includes a mix of a masonry and aluminum base, with varying shades of metal panels on the floors above.

The transit-oriented development will include 37 on-site parking spaces and storage for 50 bikes. Nearest CTA Red Line access is in close proximity, a two-minute walk northwest to Lawrence station. Those wishing to board the Purple Line will find nearest service via a six-minute walk south to Wilson station. As far as buses in the area, stops for the east and westbound Route 81 are also a two-minute walk northwest below Lawrence station. Other buses within a five-minute walk consist of stops for Route 36 to the northwest and southwest, as well as Route 151 to the northeast.

Residents will find outdoor space nearby at Hickory Playlot Park, a three-minute walk north, along with other spaces such as Arai Campus Park and the Montrose Beach Area within a 15-minute walk east.

Method Development LLC has served as the general contractor behind the $22 million construction. A completion and move-in date is on target for later this year.

  1. Shocking, yet another non-descript 4-story low density development. This along with deconversions is why all of our desirable neighborhoods that should have exponential growth are sitting at 1/4th to 1/2 of their historic highs.

  2. ^ while I agree this could be taller, denser, and more attractive, I wouldn’t necessarily call 84 apartments over half a block “low density,” especially considering what it’s replacing (as far back as 2007 on Google Maps it was a dirt surface lot).

    Also, “the transit-oriented development will include 37 on-site parking spaces” is laughable, especially when reading the rest of the paragraph. Why does a building with 57 studio apartments steps away from an underutilized CTA stop need 37 parking spots?

    • I wouldn’t consider it low-density by Chicago’s typical neighborhood infill standards. I think it’s low-density in the context of the potential for a T.O.D. lot this size in Uptown. Something in the 12-20 story range here that provided lake views would have been ideal, 8 to 10 stories at a minimum. I realize the whole other peoples’ money aspect but the city needs to change the model here. This building will keep the lot across the street when it is proposed for future development in check. Anti-height breeding more anti-height.
