Construction permits have been issued for a three-story residential building located at 2446 W Augusta Boulevard in West Town. The listed owner 2444 Augusta LLC has planned three total units, along with a basement, rear staircase, and a rooftop deck and stair enclosure. Parking will include a detached three-car garage with an additional rooftop deck. The new structure will replace a 2.5-story masonry residential building.
The architect of record is John C. Hanna of Hanna Architects. No drawings or renderings have yet been revealed, though multiple masonry contractors may indicate a stone or brick exterior.
The property lies less than a three-minute walk from Western & Augusta, with north and southbound bus stops for Route 49. Additional routes within a 10-minute walk include Route 66 to the south, Route 95 to the west, and Route 70 to the north. The two nearest CTA L stops are the Blue Line’s Damen station via a 26-minute walk northeast and the Green Line’s California station via a 33-minute walk southwest.
Parks within the area include Smith (Joseph Higgins) Park to the south, while the southeast corner of the 207-acre Humboldt Park is a 14-minute walk west. Another nearby point of interest is The Chicago High School for the Arts, which is less than a six-minute walk west.
Schiller Development Inc is the general contractor for the reportedly $773,600 construction. No completion timeline or date has yet been announced.
