Wrecking permits were recently issued at 1826 W Foster Avenue, where the listed owner 1020 W Foster Development plans to remove a two-story masonry building for Lincoln Square’s Bowmanville neighborhood.

The narrow 1826 W Foster lot contains a single-story, light-colored brick structure. The front facade appears to cover the ground floors of two adjacent buildings, each two stories in height. While the owner has not been issued permits for these distinct addresses, the filing’s description of a larger two-story building suggests that the 1824 and possibly 1820 addresses will also be demolished.

As far as transit, the property is adjacent to both the 50 and 92 bus, with the closest stop less than half a block west at the Foster & Wolcott intersection. The nearest CTA L station, meanwhile, is a 17-minute walk south to Damen station, serviced by the Brown Line. The next nearest station is Berwyn, serviced by the Red Line and located a 21-minute walk northeast.

Park access includes a six-minute walk west to the 22-acre Winnemac Park, as well as a 19-minute walk southwest to the five-acre Chase Park.

Evergreen Solution USA will serve as the wrecking contractor. 1020 W Foster Development has not indicated what will replace the existing structure. Zoning shows a B1-2 designation, indicating retail as the primary function, with apartments allowed above the ground floor. B1-2’s floor area ratio is 2.2, and has a height limit that varies by context. A completion date for a replacing structure has not yet been indicated.
