A three-flat residential building has been permitted for a vacant lot in the 1100 block of South Richmond Street in North Lawndale. Developer GT Alternatives LLC submitted an application for 1137 South Richmond on August 5; 85 days later, the permit was issued with a reported cost of $400,000. GT Alternatives will also handle general contracting duties.
The permit includes few details. On the way is a three-story building with three dwelling units. A detached garage will hold two parking spaces, with a single surface space bringing the total to one for each unit. Peter Sterniuk is the architect of record.

The subject parcel, which lies one block north of Douglass Park, has been vacant since 2012, when the city ordered the demolition of a neglected two-story greystone residence. A 2011 Street View image shows the 1895-built home with a boarded-up front door and several broken windows. There are vacant lots on each side of 1137, but as of this writing, there are no permits pending in the Chicago Data Portal to build on them.

Residents of 1137 South Richmond will find east-west and north-south CTA bus service within a two-block walk of home. Route 12 buses stop along West Roosevelt Road half a block to the south, and #94 California Avenue buses run two blocks to the east. For rail travel, Route 49 and X49 buses less than a mile east at South Western Avenue can be used to connect to Blue Line trains to the north, and Green Line and Metra BNSF trains to the south.
