A three-story, three-unit building was approved for construction at 2012 South Desplaines Street in the Lower West Side Community Area on August 21. The permit had been pending in the Chicago Data Portal since December 8 of last year, and it was issued with a reported cost of $600,000. Lukaven Development LLC is the developer and general contractor.

Permit details call for a basement level with three floors above ground. The first floor and basement will hold one duplex-down dwelling unit, with simplex units occupying the second and third levels. The third-floor unit will include a composite wood roof deck with a stair enclosure and 42-inch parapet wall around the perimeter. Steel decks in the rear of all three units will be connected by a steel stairway. Thomas Budzik of Thomas Architects in Des Plaines is named as the architect of record.
At the back of the lot will be a surface parking lot three EV-ready stalls. The developer is seeking zoning relief to reduce the minimum lot area per dwelling unit. The subject parcel has been vacant since at least 2007, as far back as Google Street View can take us.

Residents of 2012 South Desplaines will live within a two-block walk of CTA bus service via Route 21 along West Cermak Road to the south. That bus can be used to go east and connect with the Cermak-Chinatown Red Line and Cermak-McCormick Place Green Line platforms. For north-south travel, #8 buses make stops to the west along South Halsted Street on the other side of the Dan Ryan Expressway.
