One of many vacant parcels on the 3000 block of West Polk Street in East Garfield Park Community Area/Lawndale neighborhood has been permitted for residential development. At 3018 West Polk, developer Eisley Homes LLC received a new construction permit on July 24 to erect a three-story, three-unit home. After waiting 100 days in the data portal since its application start date of April 15, the permit came through with a reported cost of $400,000.

Few details are included in the permit. There is to be a two-story wood porch connected by stairs at the back of the building, and six-foot wood and five-foot wrought iron fencing will enclose the property. Three surface parking spaces will be allocated for residents; they’ll be accessed from the east-west alley behind the building. Angel Sida is the architect of record for the project, and ANM Mechanical Services LLC will be the general contractor.
The new construction will rise next door to an existing two-story residence built in the 1900s, but there are a handful of lots to the west spanning 3020-3026 that are vacant, with no pending permits in the Chicago Data Portal showing imminent development for any of those. There are also several empty lots on the south side of the street.

The properties are located one block west of Manley Career Academy. Residents of the new homes will have access to CTA buses via a two-block walk west to South Kedzie (Route 52) and a three0-block walk north to West Harrison (Route 7.) Route 12 Roosevelt buses stop four blocks south. The Kedzie-Homan Blue Line platform is about half a mile to the northwest at the Eisenhower Expressway; the #52 Kedzie bus can be used as a connection to shorten the walking distance.
