A demolition permit issued by the City of Chicago on July 8 allows a two-story frame residence in Lincoln Park to be replaced by a similar structure. 2606 North Orchard Street was purchased by ABI Developers 4, Inc of Detroit back in November for $1.2 million. Now, Brophy Excavation will tear the building down for them at a reported cost of $22,000.

In its place will be a new two-story, two-unit frame residence that the city issued a permit for on March 11 of this year after a 62-day wait in the data portal. Addressed as 2604 North Orchard, details include a 626-square-foot roof deck, a rear composite deck with metal railings, stairway, and landing, and the removal of a tree on the parkway out front. Pavlovcik Architecture is named as the architect of record, and Old Elm Builders LLC of Wilmette is the general contractor. The reported cost of work for this permit is $750,000.

A boarded up window at the front of the home indicates it may no longer be occupied, but a three-car masonry garage at the rear of the property is still in use. The demolition permit does not specify that the garage is to be razed, and there is no mention in the new permit to build one, so for now we will assume it stays. As of July 9, there is no demolition fencing around the property, but parking spaces in front of it are taped off. And if the garage does indeed stay, the home will have to be demolished from the front.

It is not known if the two new units will be rentals or for-sale condos, nor if any parking will be available for residents if the garage remains. The property lies just over half a mile from the Diversey Brown/Purple Line and the Fullerton Red/Brown/Purple Line elevated platforms. Stops for CTA bus routes 8, 22, 36, 37, 74, and 77 are all within a couple blocks’ walking distance.
