Six new dwelling units were permitted on June 10 within a pair of two-story buildings at 3405 and 3409 West Monroe Street in the East Garfield Park neighborhood. Both permits show application start dates of April 28, and each came through with a reported cost of $350,000.

GT Alternatives is the developer and general contractor for the new units, with Peter Sterniuk named as the architect of record. Both structures are to be two-stories plus a basement level, with three units in each building. A two-car garage will be erected on the alley at the rear of the properties accessed from South Homan Avenue. One surface parking space for each address will be included, offering a space for each home. The construction type for all structures is not specified, nor are there any additional details regarding decks, porches, or fencing.

A third three-unit permit for the site, which occupies the southwest corner of Monroe and Homan and is currently vacant, has been pending in the Chicago Data Portal since May 21. Unlike the first two, it calls for a three-story structure with no basement. The parking allocation is the same, with a two-car garage and one surface space.

Residents of the nine new units will live within a half-mile walk of three CTA L platforms, including the Conservatory-Central Park Drive and Kedzie Green Line stations to the north, and the Kedzie-Homan Blue Line platform to the south. Buses on the Route 82 Homan line stop next to the vacant lot; the southbound bus can be used to connect with the Blue Line. Other nearby bus routes include #20, 52, and 126, all located within a two-block walk.
