On the second day of June, the City of Chicago authorized the demolition of a single-story commercial building at 1332 West Grand Avenue in West Town. Home to Aya Pastry until its closing in August of last year, the site will be transformed into a new-construction residential building with ground-floor retail space. Builder Luxury is named in the demo permit as the contractor for the razing at a reported cost of $25,000.

A pending permit in the data portal addressed as 1334 West Grand calls for a four-story, nine-unit building without a basement level. The first floor will contain retail space and a nine-car garage accessed from the rear alley off North Ada Street. The permit also calls for storage for 30(!) bicycles on the first floor. A roof deck will cover a portion of the garage. The three upper levels will contain the dwelling units, with balconies at each floor. A deck and stair enclosure will be added on the rooftop.

The permit names the entity of Thirteen 28-32 W Grand LLC as the project owner and developer, and Hanna Architects as the architect of record. No general contractor is listed yet, nor has the reported cost been published. As of June 23, the building has been surrounded by construction fencing, an excavator is on site, and a small crew is prepping for demolition.
