A local developer lined up two construction permits on April 6 to build three-unit buildings at 1653 and 1655 South Homan Avenue in North Lawndale. Red Carpet Renovations is the recipient of the two permits, and they’ll also perform general contracting duties. Each permit came through with reported costs of $350,000 after 81-day waits in the Chicago Data Portal.

As is usually the case for multiple permissions, the two permits are identical. They call for three-story, three-unit buildings designed by Hague Architecture. Scant details include on a three-story open porch on the rear of each building. Neither garage nor slab parking is addressed, though an alley running behind the lots would allow easy access to parking space.

The two subject parcels are vacant. A three-story masonry residence occupied the lot at 1653 South Homan until a city-ordered demolition permit was issued to raze it in February 2012.

Residents of the six new units live within a half-mile walk of both the Central Park and the Kedzie Pink Line platforms. CTA bus service will be available to them at the south end of their block via Route 157 at South Ogden Avenue. Route 18 buses are located one block north at West 16th Street. For north-south bus rides, Routes 82 and 52 are with a quarter-mile walk.

    Is there any info on how many city mandated demolitions occur each year? It seems like quite a few of these updates have included that note.

      I count 51 “Emergency Wreck And Remove” permits issued by the city so far this year. 215 or so in 2025.

      • In this instance the demolition happened 14 years ago which for me makes it no longer relevant, YMMV of course.
