Residential Conversion Proposed For Streeterville Office Building

Plans have been revealed for the residential conversion of the mixed-use building at 212 East Ohio Street in Streeterville. Located mid-block between North St. Clair Street to the west and North Fairbanks Court to the east, the small building contains a restaurant on the ground floor as well as office space on the upper floors, which currently has a high vacancy rate.

The existing building rises five stories and spans 28,900 square feet. The current tenant of the four office floors is subleasing three of them, fully furnished, through March 2028. However, developer Curbed Real Estate is actively seeking approval for zoning variations in order to move forward, having submitted an application with the city in recent days.

Designed by Gansari & Associates, the plans call for the preservation of the ground-floor restaurant space, along with the creation of a new fitness room, bike storage, and a tenant storage room in the basement. The upper levels would be converted into 28 residential units, consisting of 24 one-bedroom and four two-bedroom layouts, all of which would utilize borrowed light.

None of the units will include private outdoor space or access to a shared rooftop, nor will any parking spaces be added or provided as part of the redevelopment. There will be no affordable units, as the building’s zoning will remain unchanged, with the requested variations aimed at removing parking and open space requirements. No timeline has been announced.
