The first of a pair of three-flat residential buildings has been permitted on the 1900 block of South Spaulding Avenue in the North Lawndale neighborhood. On Thursday, February 19, the city granted permission to Sunshine Management to begin construction at 1419 South Spaulding. They applied for the permit on December 4 of last year; it came through with a reported cost of $1.2 million.

The three-story, three-unit building will have a rooftop deck accessed by an exterior stairway that also connects rear porches on the second and third levels. There will be no basement. Three surface parking spaces will be added on the alley at the back of the lot, and wood and metal fencing will enclose the property.
An identical permit has been pending in the Chicago Data Portal since December 24 for the property next door at 1421 South Spaulding. It too will have three units and three parking spaces. Both permits name Alexander Polichuk Architects as the architect of record, with Ruff Framing Inc. handling general contractor duties.

This is not the first rodeo for Sunshine Management and this team; they have completed two previous three-flats in nearby Washington Park. A building at 5822 South Wabash Avenue was permitted for construction in May 2024, and real estate records show it was then sold in June 2025 for $1,016,500. Another three-flat was permitted in June 2024 at 5921 South Calumet Avenue, and it sold for $1,050,000, also in June of last year. It is presumed that the two new buildings on South Spaulding will be sold as well, to be rented out by purchasers.

1419-1421 South Spaulding Avenue are located three blocks west of Douglass Park. CTA bus service is available within a two-block walk via Route 52 buses to the east at South Kedzie Avenue and West 15th Street, the #82 bus northwest at South Homan Avenue and West Douglas Boulevard, and Route 18 south at West 16th Street. The nearest elevated train access is the Kedzie Pink Line, just over half a mile south near 21st Street. The Route 52 bus can be used to eliminate most of the walking.
