Chicago Developer Closes 2025 With Three-Flat Permits In East Garfield Park, North Lawndale

Three permits issued on December 30 by the City of Chicago allow a local developer to erect three-unit residential buildings in the East Garfield Park and North Lawndale Community Areas. A-Z Plus Remodeling, Inc of Austin is the owner and general contractor. All three of their permits came through with reported costs of $500,000 apiece, and all three projects will replace long-vacant lots.

In East Garfield Park, applications were filed on October 30 to build three-flats at 2947 and 2949 West Wilcox Street, each designed by Pro-Plan Architects of Park Ridge. Scant details in the permits include a rear metal porch, presumably at all three levels and connected by a stairway, and six-foot wood fencing. There is no parking mentioned, and the structures will not have basements.

Residents will live within a three-block walk of CTA bus service in every direction, including the #20 Madison, #52 Kedzie, #94 California, and #126 Jackson routes. The California Green Line train platform is located half a mile to the northeast, and the Kedzie platform is just a tad further to the northwest.

In North Lawndale, an application was filed on November 7 for a three-story, three-unit building at 1825 South Springfield Avenue. Also designed by Pro-Plan, it carries the same specs as the Wilcox permits.

Residents will live two blocks away from the Pulaski Pink Line elevated platform, and within two-block walks of Route 18 and Route 53 buses at 16th Street and Pulaski Road, respectively.

It is not clear at this time if these will be rental apartments or for-sale condominiums.
