A vacant corner lot on the northeast corner of West Douglas Boulevard and South Spaulding Avenue will soon be improved with a pair of two-story plus basement, two-unit residential buildings. At 3254 West Douglas in North Lawndale, a permit was issued to developer and general contractor M Street Construction of Oak Park on November 25. A second permit remains pending in the Chicago Data Portal to build next door at 3256 West Douglas.

The permits name Charles Schwartz as the architect of record. The properties will include open decks on the back of each building and two-car frame garages on the alley off Spaulding Avenue. Both were applied for on May 7 of this year, with the first including a reported cost of $420,000. It is presumed the second permit will report the same cost.

The homes will be located four blocks west of the sprawling Douglass Park and its myriad of recreational activities. Nearby transit options include the CTA’s #12, #18, #52, and #82 buses, all conveniently located within a four-block walk. For rail travel, the Kedzie Pink Line elevated train station is about three-quarters of a mile south, and the Kedzie-Homan Blue Line platform is just under one mile to the north.
