A demolition permit was issued October 20 for a multi-unit residence and detached garage at 2717 North Dayton Street in the Wrightwood Neighbors area of Lincoln Park. The permit names Builder Luxury as the demo contractor, at a reported cost of $20,000.

The property sits mid-block between Diversey Parkway and Schubert Avenue. The home, built in 1890, was sold earlier this year to General Masonry LLC of Norridge for $1.275 million.

A replacement permit that had been pending in the Chicago Data Portal since October 7th was issued on November 3rd with a reported cost of $763,686. It calls for a three-story plus basement, two-unit building to replace the razed structure. Plans drawn up by 360 Design Studio include a rooftop deck and pergolas, covered rear porches on the first and second floors, and fencing in front and back. The permit does not mention a new garage to replace the one to be torn down, but that seems likely to change. General Masonry of Norridge is the developer and general contractor.

Several real estate websites show interior and exterior renderings for a $4 million single-family residence for this location, rather than the presumed duplex-down and duplex-up condominiums illuded to in the pending permit. It remains to be seen if the permit will be changed, or if the listings were for a previous site plan.

    Well, that looks like about 3 steps up from the thing being torn down.
