Three Units And Retail Permitted For 1313 West Taylor Street In Little Italy

A three-unit residential building has been permitted for construction at 1313 West Taylor Street in the Little Italy neighborhood on the Near West Side. Northshore Development Group applied for the permit on April 29 of this year, and it came through on June 23 with a reported construction cost of $1.485 million.

Hanna Architects is the building’s designer, and Northshore Development Group will act as their own general contractor. The permit calls for retail space and a two-car garage on the ground floor, with the three dwelling units occupying the upper three floors. Each will have a balcony at the front of the building facing Taylor Street. There will be a deck on the roof with a stair enclosure, but it is unclear if that will be shared by those living in all three units, or if it will be a private space for the fourth-floor residents. It is also not yet clear if these will be rental apartments or for-sale condos.

The property has been vacant for a long time, save for fencing and the occasional parked car at the rear of the lot, so no demolition permit will be required before construction can begin.

1313 West Taylor Street is surrounded by public transit options. The CTA’s Route 157 bus makes stops a matter of steps from the property at the corner of Taylor and Throop Streets. The Route 60 bus is available two blocks farther east at Racine Avenue, and the Route 12 bus makes stops three blocks south along Roosevelt Road. A three-block walk west leads to Route 9 and X9 buses on Ashland Avenue. The Racine Blue Line train platform is located about half a mile north at the Eisenhower Expressway. For now, it can only be accessed at the Loomis Street entrance until work is complete on the new Racine Street station, at which point the Loomis entrance will be closed for renovation.
