A three-story with basement, two-unit residential building has been permitted on the vacant lot at 1314 South Millard Avenue in the North Lawndale Community Area. The permit was filed on September 9 of last year, and issued by the city on February 11. It allows New Star Construction, named as the general contractor, to begin work, while estimating construction costs at $520,000.

With two units across four levels, the units are likely to be one duplex-down condo and one duplex-up condo. Miguel Canon is named as the architect of record in the permit. Details include a “non-combustible” deck at the rear of the building connecting the three upper floors, and a detached two-car garage accessed from the alley off 13th Street.

The new residences will replace a long-vacant lot improved only by a wooden fence added at the front and rear of the property a couple years ago; it appears to have been used as a side yard.

Residents of 1314 South Millard will live within a three-block walk for the CTA’s Route 12 bus at Roosevelt Road and Central Park Avenue. The Route 82 Kimball-Homan bus has stops about three blocks southeast at Central Park and Douglas Boulevard. The Central Park Pink Line elevated platform is about three-quarters of a mile to the south; the Kedzie-Homan Blue Line platform is about a mile northeast at the Eisenhower Expressway.
