Excavation work is underway for the basement of a two-flat being constructed at 4243 North Damen Avenue in the North Center neighborhood. The City of Chicago issued a new construction permit for the site on December 2; it calls for two residential units without specifying the number of stories in the building, stating only a height of 30 feet.
The developer, designated in the permit as GL-88 LLC, received a demolition permit to tear down the previous three-story residence back in late October. The demo work, performed by The Carlos Group, was completed in November, with the excavator remaining on site to dig out the below-grade level.
Few details about features of the building were included in the construction permit. The design is by Pavlovcik Architecture, and they’ve included a rooftop deck, but we don’t know if that will be shared by occupants of both units, or if it will be a private space for residents of the upper flat. No parking is mentioned, despite a detached garage having been included with the previous property. GL-88 is handling their own general contractor duties.
4243 North Damen Avenue is less than half a block from stops for CTA Route 50 buses. For east-west travel, Route 78 bus stops are within a two-block walk north at Montrose Avenue. The Montrose Brown Line elevated platform is just two blocks east of those bus stops. To the south, the Route 80 bus runs east-west along Irving Park Road, with the Irving Park Brown Line platform to two blocks from there the east.
