A new four-story, sixty-unit apartment building with ground floor retail was approved at 750 North Avers Avenue in Humboldt Park. The project is being developed by 548 Development LLC and was designed by the Lamar Johnson Collaborative.
The project, formerly known as 3831 West Chicago, is part of the city’s Invest South/West community initiative. It aims to re-activate a key commercial corridor on Chicago’s West Side by offering a vibrant development for residents to live, shop, and socialize. When complete, the building will feature a partially covered outdoor plaza linked to community and café spaces, as well as a flexible community outdoor area to the south.
The architectural design of the project is derived from a monolithic form with stepped terraces highlighting the center of the Chicago Avenue façade. The building overhangs the plaza to the west, providing protected space and surfaces for displaying community art. Its envelope is clad with a woven, textured facade of GFRC panels and masonry hosted by thermally broken clips.
750 North Avers Avenue aims to achieve Enterprise Green Communities Plus certification through a thickened wall assembly, high-performance operable windows, solar panels, and an energy recovery ventilator system. Notably, the building is all-electric.
