A demolition permit was issued August 30 by the City of Chicago for the two-story brick building at 1323 North Ashland Avenue in West Town. That structure sits off the street, abutting the alley, with an empty lot used for parking next to it. That lot is 1321 North Ashland, and that’s where SRD Development Group has a permit to begin construction of a four-story residential project. Lagos General Contractors has been tasked with demolishing the existing building so SRD can get started on the new one.
The permit issued June 3 of this year calls for nine units in that four-story structure. An attached seven-car parking garage on the ground floor will include one ADA-compliant stall, with retail space occupying the remainder of the lower level. Balconies will adorn floors 2-4, with a rooftop deck above. Red Architects designed the new development, and SRD is acting as their own general contractor for the build. The permit estimates construction costs at $2.25 million.
1321 North Ashland Avenue lies two blocks north of the Ashland and Division intersection, where residents will find access to CTA bus service via Routes 9, 56, and 70, as well as the Division Blue Line subway station.
