The City of Chicago has issued a permit for the construction of a new five-story mixed-use building located at 2354 North Washtenaw Avenue in Logan Square. The permit, which was applied for on April 16 and issued on July 2, includes 20 dwelling units, first-floor retail space, and a 17-car garage on the first floor. The building will also feature a rooftop stair enclosure, elevator over-run, a rooftop deck over a portion of the garage, and decks from the 2nd to the 5th story.
The total cost of the project is estimated at $5,000,000, with permit fees totaling $40,822.37. This includes a building fee of $27,425.37, a zoning fee of $1,190, and other fees amounting to $12,207. The applicant paid an initial fee of $1,490, with the remaining $39,332.37 still unpaid.
The owner of the property is Washtenaw-Wilmot, LLC. Plans were designed by John Hanna. When complete, 2354 North Washtenaw Avenue will be located a short walk from the California CTA Station, which services the Blue Line.

That’s a disappointing amount of parking for such a limited site.
They would be adding more parking than what the current parking lot supplies.
20 additional housing units when the og number was zero is still a win, though.
I agree. Multiple sources I’ve read puts your average off-street parking space costing $30k to build. So that means this project is spending ~$510k, or 10% of the cost of the building just to build car storage + some loss of units for humans to live in.
That’s usually for structured parking (as in a multi-level parking garage). This is probably just a 4-over-1 building, which makes it less expensive.
It all depends on if it’s condo or apartments.
