A new construction permit has been approved for a residential development at 2119 N Racine Avenue in Lincoln Park. Replacing a single-story gabled residence, the project will make way for a three-story masonry building with two dwelling units. There will be a basement level and a first-floor duplex, while other features will include a roof deck and iron fence.
The owner of the upcoming project is COEN Development LLC. Michael S. Cox is listed as the architect of record, though no specific renderings or additional design elements are available as of now. The building will further boast a detached two-car masonry garage, which will also be equipped with a roof deck and access stairs.
Transit in the vicinity includes bus Route 73 within a five-minute walk south, while 37 and 74 are within a 10-minute walk. The nearest Red Line transit is Armitage station, a 10-minute walk southeast.
COEN Construction has been tasked as the general contractor for this development. The reported construction budget for the entire project is set at $750,000. An official completion date for the project has not been disclosed to the public.
