A new construction permit was issued yesterday for a two-story residential building at 2531 S Albany Avenue in the South Lawndale neighborhood. The permit notes that this will be owner-occupied and lists Ramon Escamilla as the owner. Plans indicate this project will be a frame construction and yield two total units. The building will include open rear decks and an egress stair. An existing masonry garage will remain on site. The project will replace an existing structure. Mark Murphy of M Architecture is listed as the architect of record. No renderings have been made public.
Transportation will be readily available with the nearest bus service for Route 60 at the 26th Street & Albany Avenue stop via a two-minute walk south. The CTA L Pink Line can be accessed at the Kedzie station via a 15-minute walk north. There are many retail, dining, and social options located within walking distance along nearby 26th Street.
Unlimited Fire Restoration will act as the general contractor for the $350,000 construction. A full timeline and an anticipated completion date have not yet been revealed.
