On Friday, a demolition permit was issued for a two-story multi-unit residence with a detached garage located at 3849 N Damen Avenue in the North Center neighborhood. The permit’s owners have been listed as 3851 N Damen LLC.
The nearest transportation service is Route 50 at the intersection of Damen & Byron via a one-minute walk north. The nearest CTA Brown Line access is at Irving Park station via a seven-minute walk northeast. There are a number of popular restaurants and retail options along N Damen Avenue and the North Lincoln Avenue corridor.
Tir Conaill Concrete Inc will be serving as the demolition contractor on this project. Permits have been filled but not issued for a new two-story single-family home with a basement and a detached two-vehicle garage with its own rooftop deck. An estimated completion date has not yet been announced.

North Center is full of tasteless yuppie taints who move to Chicago and make it bland. What can be done about these demos?
This is a loss. Expecting the same quality as 3851. Not sure why they need to remove a building with limestone like this. I’m all for YIMBYism, but i’d rather have this old 2 flat.
Just imagine this building in fix-ed up condition, maybe a third floor added – what it says about the Chicago Architectural culture, vs what is built next door which says nothing about anything….
and the new building will probably be a twin to the box next door to this older one………….and the reason for demolition??????? That’s never given. Because there IS no reason!!!
Mocking people who move to Chicago is definitely a smart way to support Chicago’s growth.
It’s not growth when buildings that make Chicago “Chicago” are replaced with bland buildings the same size as the ones they tore down. These people moving in buy into the bs these companies that buy the properties to tear them down. Then when they bland up a neighborhood, they move onto the next. I’m all for growth but this city has plenty of prairies they can build these buildings on. It wouldn’t hurt for these companies to actually try to replicate the city’s architecture onto buildings like the one next to this one getting demo’d.
