Demolition permits have been issued for a trio of masonry buildings, ranging from one to two stories, under the address 1019 W Polk Street in Little Italy. Demolition at this site will help clear the way for a new three-story residential building to be addressed as 1021 W Polk Street.
This development, planned by Polk Building LLC, will yield five total residences, while offering an additional rooftop deck and stair enclosure, a first-floor terrace, multiple decks, a basement, and a rear concrete parking pad for five vehicles.
Hanna Architects will be overseeing the design for the project, though full renderings and drawings have not been revealed. Despite the lack of published plans, the construction permit issued this past July indicated multiple masonry contractors, which suggests a stone or brick exterior.
The property is located directly west of University of Illinois’ main campus, while being situated a three-minute walk north of the Taylor Street commercial thoroughfare. Residents will find access to multiple public transportation options, the closest of which is bus service for Routes 7 and 60, a five-minute walk north. Other bus lines such as Routes 8, 12, 126, and 157 can also be boarded from within a 10-minute walking radius.
Meanwhile, anyone looking for CTA L trains will find the Blue Line at UIC-Halsted station via a seven-minute walk north.
Permits for an additional pair of detached garages have also been filed, but not yet issued. PNA Developments Inc is responsible the roughly $1.4 million construction, while DS Construction is serving as the demolition contractor for the existing masonry buildings. Additional details regarding the anticipated completion timeline have not yet been revealed.
