New Construction Permit Issued For Mixed-Use Building At 1100 West Grand Avenue In West Town

A new construction permit has been issued for 1100 West Grand Avenue, a new 7-story mixed-use building located in West Town. The permit was applied for on June 30, 2023 and issued on October 11, with a processing time of 620 days. The property is being developed by Wildwood Investments and was designed by bKL Architecture.
When complete, the building will feature commercial space on the first floor and residential dwelling units above. The planned cost of construction is $12,000,000.

Permit fees total $140,674.09, with $91,301.09 for building fees, $3,675 for zoning fees, and $45,698 for other fees. $2,925 has been paid so far, leaving an outstanding balance of $137,749.09.
Transit nearby the property will include the Blue Line and the 65 bus line.

  1. The earlier version was better. Don’t understand the rationale for the convoluted geometry of the current iteration?

    • I actually prefer the new one. The articulation provides visual interest. The original one would have been an imposing wall.

    • Its been there less than a decade. Sterling Bay put it up. I’m sure we can find the exact date, but its not that old.

      • Based old street view dates of Grand and Aberdeen, it looks like it went up some time between June and August 2018.

  6. Standard developer work – it looks like it got value-engineered. Seems out of scale for the neighborhood too.

  7. I like the updated design. More space on the sidewalk, more greenery, more angles, less blocky.

    I will always assume Sterling Bay is into some very shady “stuff” since they feel the need to fly that massive American flag. Glad the real one has the right amount of stars.

    • Grand flag is awesome. They fly flags of all causes on both sides of political spectrum. No “shade” necessary.

  8. Taking advantage of the West Loop expansion. hope they consider the first rendering since it matches the setting of the neighborhood.

  9. It would be nice if the City replaced the ugly chain link fence along the highway interchange. There is a lot of potential there, but it feels like leftover space.
