A new construction permit has been issued for a mixed-use development at 6350 North Glenwood Avenue in Edgewater. The permit, which was granted after a standard plan review process that took 138 days, allows for the construction of a four-story building with 12 residential units and ground-floor retail space.
The $1.39 million project is being led by developer Variable Properties LLC. It will be a III-A classified structure with a rooftop stair enclosure, balconies, one private garage space and six outdoor parking spots. Architect Ronald Vari is responsible for the project’s design. When complete, the new structure will cover several sites leading to the intersection of North Glenwood Avenue and West Devon Avenue.
The building permit fees total $23,403, with additional waivers potentially applicable. When complete, the property will be located steps from bus service for Routes 36, 151, and 155. Beyond that, it will be an 11-minute walk from the Loyola CTA station, which services the Red Line.

Hey Max: I live very close to this project. Do you know if the new building will be built on the empty lot in the photo or does it include the brick building to the right? After the resturant closed, this massive plot of land was put on the market as 1401 W Devon (building and commerical empty lot) or 6350 N Glenwood (residential empty lot) with an option to buy both.

Seeing as it’s a 4 story building with 12 units and the plot of land was likely all owned by the former owner of the brick building, I think it’s safe to assume the brick building is part of it
Sorry, don’t know why my last comment showed up twice! But thanks for the updates. Not exicted to learn this will be the same developer who built 6355 N, Glenwood across the street (literally a blank brick box) and 6400 N. Wayne down the block (slight better brick box with limited architectural flair).
