Cladding and glass installation can be seen along the street-facing exterior of Stephens Commons, a new senior living development at 833 W Wilson Avenue in Uptown. Set to provide 73 affordable units, the six-story residential building has been spearheaded by Brinshore Development LLC, replacing what was previously a vacant grass lot.

The floor plan distribution will comprise 10 studios, 49 one-bedroom units, and 14 two-bedroom apartments. As far as affordability, 20 residences will cater to those earning at or below 30% of the Area Median Income (AMI), 34 units will be set aside for those earning at or below 60% of the AMI, and the remaining 19 units will be allocated to those earning at or below 80% of the AMI. The building will have a built-in parking garage accommodating 44 spaces, a roof deck on the second floor, and other shared amenities such as a community hall, a fitness center, and a resident lounge.

Designed by Landon Bone Baker Architects, the architecture blends gray and white precast concrete panels with colorful metal accents and angular motifs throughout. From the second floor and up, the building’s outer wall slants inward along its eastern half, creating a more dynamic massing and allowing for added light into the street corridor.

Beyond the on-site parking, public transportation options in the vicinity include the Wilson Red and Purple Line Station and bus stops for Routes 36, 78, 81, 136, 146, 148, and 151.

The development, valued at $42.1 million, has received financing from the Illinois Housing Development Authority and owner’s equity. With Linn-Mathes as the primary contractor, construction is expected to open to residents later this year.

  1. $575,000.00 per unit! Wow. That is not affordable.

    • Do you mean not cost-effective or not sustainable? How is your $575K figure related to affordability? Sounds inconsistent with or even unrelated to the AMI levels used by the City.

      • My comment is not about AMI. The AMI standards offered in this project are great, and we need to see more of these AMI ranges throughout ALL neighborhoods in the city. The issue is the cost of construction. When for profit developers build high end condos for much less per unit, with high end finishes, the idea that an affordable unit with average market finishes costs more is wrong. What is wrong with the affordable housing system that these units cost more to build? If left to for profit developers to build them, we could have more units built. That is all I am saying.

  2. I’m fairly new to your website and I must say it’s very appreciated that you guys give the latest news about Chicago. This is where I go to get my news on new developments happening around the city. It’s very useful. And I’m very grateful since this is way easier than driving around and trying to explore and look for new developments myself. The only thing I wish for is a link or site to apply to these buildings once they are close to up and running. I think that would help out tremendously as well. Even without the links to apply to them, provided, I am still happy that I stumbled upon this gem of a website/blog. Very informative!
