Along Milwaukee Avenue in Portage Park, brick and glass is undergoing installation for the 10-story Clarendale Six Corners, a mixed-use residential and retail development by Ryan Companies, LCS, and Harrison Street Real Estate Capital. Under the address 4715 W Irving Park Road, the new building will house 18,000 square feet of ground-level mercantile space, 258 senior living apartments, and an array of integrated amenities.

The design-oriented subsidiary of Ryan Companies, Ryan Architecture + Engineering, has envisioned a V-shaped building that fits to its triangular lot. This volume comprises of two wings that surround a central amenity terrace. Its facade, meanwhile, incorporates a multi-tone brick palette, Juliet balconies, expansive windows, dark metal window accents, and other decorative architectural elements.

Amongst the planned residences, there will be 114 independent living units, 98 for assisted living, and 46 for memory care. Price-wise, these options begin at $4,400 a month for independent living, $6,000 for assisted living, and $7,200 for memory care. There will also be 11 affordable on-site units.

As for amenities, the package available to residents is expansive, with spaces such as chef-equipped dining, private dining venues, a theater, continuing education services, an art and creative studio, a fitness center, a salon and spa, and a large central terrace area.

Clarendale Six Corners is the first installment of a broader plan known as The Point at Six Corners, replacing a former low-rise bank building and parking lot. This four-acre development will also come with an Aldi supermarket and one additional retail space just to the southeast, as well as a pedestrian plaza with a public art installment between the two buildings.

For bus transit, Clarendale Six Corners is serviced by Routes 54, 54A, 56, and 80 at the adjacent stops along the six-corner intersection of Milwaukee, Irving Park, and Cicero. The Metra’s Grayland station can be found via a nine-minute walk southeast, while closest access CTA L Blue Line is slightly further via Montrose Avenue station via a 16-minute walk north.

As part of its holistic approach to the project, Ryan Companies is also serving as general contractor for this $117 million project. Completion for this first-phase building is anticipated for fall 2022.
