Foundation Work Progresses for Clarendale Six Corners in Portage Park

Foundation work is underway for a mixed-use retail and senior living project known as Clarendale Six Corners, filed under 4715 W Irving Park Road in Portage Park. This development will cover just over a quarter of a four-acre development project known as The Point at Six Corners.

Developed by Ryan Companies, the 10-story building will provide 18,000 square feet of ground-level retail and 258 residential units, 11 of which will be affordable. Amongst the 258 units, 114 will be for independent living, 98 for assisted living, and 46 for memory care. Clarendale Six Corners will host a wide array of amenities for its residents, including a fourth-floor outdoor sky terrace, various restaurant, bistro, and bar options, private dining for events, a theater, continuing education, a fitness center, a salon and spa, arts programs, landscaped patios, and covered valet parking.

The larger Point at Six Corners development will also comprise a plaza with benches and bike racks, a pedestrian plaza, a custom art display, and an additional retail building anchored by an Aldi grocery store. The overall site will also accommodate 215 off-street parking spaces.

Ryan Companies’ subsidiary Ryan Architecture + Engineering is behind the design. The Clarendale building will incorporate a stone base with an aluminum storefront, while its upper floors will utilize multiple-colored bricks and dark metal Juliet balconies and window accents. The Aldi-anchored retail building will be lined by metal panels, masonry, and a glass curtain wall facade.

Situated at the prominent three-way intersection of N Cicero Avenue, N Milwaukee Avenue, and Irving Park Road, the site lies central to multiple bus options, including stops for Routes 54, 54A, 56, and 80 all at this adjacent intersection. Nearest CTA L Blue Line service can also be found via a 16-minute walk north to Montrose Ave station.

Beyond the on-site outdoor space, parks in the area include Dickinson Park via an eight-minute walk northwest, Kolmar Playlot Park via a nine-minute walk northeast, and the larger 11.4-acre Kilbourn Park via a 13-minute walk southeast.

Ryan Companies is also serving as general contractor for the $117 million undertaking, whose ultimate economic impact will be more than six-fold, according to the developer. A recent post for the project also indicated an updated anticipated opening date of fall 2022 for the facility.

  6. I have been waiting for information regarding the senior housing at this new location but what really impressed me is the convenience of all the stores, transportation, the neighborhood areas, and diversity that will be available to everyone. I’m looking forward to moving into the area soon.
